Some tenants come in with the motive of Subleasing a property to a new third party without the permission or knowledge of the landlord

This rental scam is so rampant now and it gives the landlord a lot of concerns so it is better you don't just know about it but you need to know how to avoid it from happening to you.

So how do you avoid this from happening

You have to make it extremely clear that subleasing is not allowed with your tenants at lease signing day.

You have to let them know that legal action may take place if they breach the agreement of their lease so any illegal act by them will bring a suit

You would need to add a no subletting phrase within the lease. This is to show that you prohibits subletting without your knowledge as the landlord or your consent.

You would have to Schedule regular visits on short notice to your property to always show your presence.

Try to address all late rent payments avoid allowing too much time to pass before discovery of the renter scam. Try to get your rent payment early enough to detect any fraudulent activity as quickly as possible.
