The due diligence process is a key step in any real estate transaction. It is conducted by buyers and investors to ensure that they make informed decisions before buying or selling property. Legal, financial and physical checks are carried out to verify different aspects of the property involved. Research on ownership of the real estate and any other encumbrances that may be attached to it forms part of this stage as well as determining its financial viability among other things like returns expected from such an investment. Also there should be conformity with zoning regulations plus obtaining all necessary permits where applicable while evaluating environmental hazards related to soil pollution levels; presence of dangerous substances like asbestos etc which can pose threats not only towards human health but also affect value appreciation rates for such properties. In short, one needs to know more about a house before buying it
