A home appraisal is a professional assessment of a home's current market value. It's usually conducted when a home is being bought or sold, and it's an important part of the home-buying process. Knowing what to expect during a home appraisal can help the process go more smoothly.

Before the Appraisal

Before the actual appraisal, there are a few things you should do to prepare. You'll want to make sure the house is clean and well-maintained. The appraiser will check the condition of the windows, doors, walls, flooring, and appliances. If any of these items need repair, it can negatively affect the value of the house. Additionally, you should have all relevant documents related to the house ready for the appraiser, such as any home improvements or repairs that have been done.

During the Appraisal

The appraiser will typically arrive at the house with a clipboard and a camera to take photos. He or she will then conduct a thorough inspection of the entire house. This includes checking the exterior of the home, the interior, and all of the rooms. The appraiser will also take measurements of the rooms and record the square footage. During the inspection, the appraiser will take notes and make observations about the home.

After the Appraisal

After the appraisal is finished, the appraiser will compile the information gathered and present it in the form of a report. This report will include the appraiser's opinion on the home's market value and any other relevant information. Once the report is complete, it will be sent to the lender or buyer. The report is used to help determine the fair market value of the home and will be taken into account when negotiations begin.
