if you need a good property management by the landowner then you should be ensuring that you foster that as a tenant to ease all form of tension that will work against it

To achieve this the following must be done

Know your tenancy rights

You have rights as tenants but you shouldn't go beyond your boundaries. So yes you have to execute your rights as outlined in the terms of agreement but don't infringe on the rights of others

Pay the rental promptly

This is one area that brings friction so much when it comes to effective property management. If you want to foster one then you must always pay up promptly

Show respect
When relating with your landlord it should be respectfully done this will help to foster a good property management when it comes to asking for any kind of repairs or maintenance. it isn't your duty to do this as such you just have to tell your landlord to get it sorted. if there was no friction before now doing this will be very easy.
