Document verification before purchasing property?

Compared to most other purchases which people make, the cost of a property is far higher and is usually more than their income for several years. So property buyers would like to ensure that the transaction is completed smoothly, they do not face any problem later. Hence I would like to find what are the documents required to prove that the seller legally owns the property and does not have loans or other outstanding dues. If there is no broker, is it advisable to hire a lawyer to verify the documents or can the buyer do the verification himself or herself?

Document verification is very important to ascertain the real owner of a property and it's the decade old way of transfer of ownership, if you have access to property document it means you are the certified owner of that property, there are different ways to transfer ownership though, but through documentation is the best way.

There is also a need for verification from the buyers end to eliminate any possibility for fraud, many times buyers end up muddled up in property dispute which might involve inclusion of lawyers but by verifying of documents it can be avoided completely and you'll be able to buy property easily.
