Just like any other sector with some deviant personalities they are people like this in the real estate industry. Even with the law on ground they might not want to honor it and goes against them

A contract is almost like a bond by which both parties involved need to honor it but this might not be same with some property sellers. So when a property seller don't keep to the side of the bargain you can do the following;
Sue the seller

The fact is that you can sue the seller and go ahead to laid claims for both punitive and liquidated damages for compensation of the loss of the home as the seller enable the loss of the home.

Request for refunds
You can go ahead to asked the seller pay for damages for the money you have already expended on the property. The should be a refund for the sold home inspection,your appraisal fees and even the your legal fees.

Although the contract must be respected and obeyed by both parties, in practice it is often violated either intentionally or unintentionally. If the seller reneges on the real estate contract, we must also study the cause whether it was caused by a natural disaster etc. So that real estate is not/has not been built/constructed. Often it happens not on time, or the real estate is not in accordance with the contract agreement. If this happens to you, you can deliberate and ask for compensation, if you reach a stalemate then you can process it via court.

Sadly, some people in the real estate market may not behave in good conscience or uphold the terms of a contract. Whenever a home seller violates the terms of the contract, the buyer has legal recourse.

One alternative is to sue the seller and demand compensation for the losses caused by the violation. It may involve both aggravated and deferred damages, which are intended to reimburse the buyer for losses caused by the seller's acts.

Another alternative is to request a reimbursement for pre-transaction charges like as inspection fees, appraisal fees, and legal fees. Buyers may also be entitled to monetary damages for any financial losses incurred as a result of the breach of contract.
