Does a home inspector need to be licensed?

Not all home inspectors are licensed. A home inspector who is not licensed is not required to pass state and national certification exams, which means that he or she cannot offer proof of having been trained in the field of home inspection.
It's important to note that the number of qualified home inspectors is growing every year. Many states require all or a portion of your inspection fee to go into a pool that pays for continuing education courses for those who want to become licensed. If you are thinking about hiring an inspector, check with your state's licensing board to see if they require you to use someone who is licensed and certified.

The state of Colorado requires that anyone who is going to do home inspections has to be licensed. To become licensed, you have to go through the proper education and testing process. The Denver Home Inspectors Association (DHIA) provides continuing education courses for its members. Home inspectors also need to pass an exam in order to become licensed. The DHIA offers this exam as well as other exams that home inspectors can take if they wish to get licensed by another state or country.
