In real estate as you make an offer to buy a home or property the sellers demands for proof of funds. you would need to submit proof of funds when buying a house with a mortgage.
The seller want to ascertain that you have the cash available for both down payment and closing costs. it is not a verbal thing, there are documents you would need to present for authentication.
The following documents will be required
Your original bank statements with the bank letterhead.
Second, is a copy of a money market account balance using the bank’s letterhead
You would show an open equity line of credit
Lastly is a certified financial statements showing cash flow of income signed by an accountant of the bank.
