Diversification for passive income after 3 rents

Hello everyone. What continuation can you find after recieving rents from 3 apartments (1 long term at 420eur/month and 2 through Booking at 1500eur/month average net). I'm age 30, no debt, in an East European country (my monthly expenses: 400eur/month without vacations).

I have a few options but can't decide which has the fastest gain out of all


1. Invest rents (~1500eur/month) in a top performance stocks mutual fund at a local bank until:

A. start withdrawing after at least 10 years of hold to avoid yearly taxation from dividents or B. buy new apartment without needing much loan or no loan and have a new long term rent (~400eur/month)

2. Invest rents in a diversifed portofolio like bank deposits, stocks through bank that pay dividents, bonds and stocks mutual fund and gold, just to protect savings from rents with lower risk investments

Almost all passive investments in Romania are in real estate or bank deposits (over 95%) and the natality is very low, new work force from immigration is also low, tourism is mediocre at best. In these conditions, is it a good idea to hold more than 3 apartments for rental even if I can afford? It may work now but too much of this might not recover it's cost here. GDP growth is one of the highest in EU (3-7%/yr) so I think stocks in local companies would produce more over next 20-30 years than more buildings
