If you want to give someone some specific usage of your property then you need to create easement where you get compensated by the user. You can do this in three ways.
The express easement. This is when two people agree on the easement to be taken you both can sit to draw it up, sign a legal document outlining the specifics.
The implied easement is a verbal one where two parties agree to a common-sense usage, you don't need to have it written.
The easement by necessity is written if a person has no choice but to use another’s property. like usng a road to access your own home. You would need an easement to do this
