Here are some of the most common mistakes that people make when selling their homes:

1. They underprice their property and end up losing money on the sale. You want to price your home correctly so that it sells quickly, but you also want to be realistic about what it should sell for in order to cover closing costs and other expenses. If your home is priced too low, then any potential buyer will pass on seeing it — and they might even try to buy it at a lower price later on after they’ve decided not to purchase it at all.

2. They overprice their property and end up paying more for a house than they should have paid for one with similar characteristics nearby in the same area (i.e., the competition). When you overprice your property, buyers may feel like they’re getting a great deal because they feel like they’re getting an amazing deal; however, buyers might be dicouraged when they discover the price is not worth it, thereby leaving bad reviews leading to the property sale lingering for long.

2. Get preapproved for a loan

You should have a preapproval letter from a lender or financial institution before you even start looking for buyers. This will help you determine the amount of money you need to buy your new home and get it ready for sale, as well as help show interested buyers that you're serious about selling your home. If possible, don't wait until after closing to get this letter in hand; if it's not there, it won't help at all!

3. Clean out any clutter

If there's anything lying around that doesn't belong in your home — like old furniture or toys — don't leave it behind after closing because it could be an eyesore to potential buyers and cause unnecessary stress on yourself and your family during the process of selling your home.

The truth is that when trying to sell your property it is good to put everything in the right perspective so that you will not be losing out because of your own self mistakes or lack of a right insight to get it right.

Lkke you have rightly stated it is not good to either overpriced or underpriced your property because doing any of this will bring its consequence which will not be to the good of you the seller. when you overpriced the property as you have stated it will drive buyers away and of course they will leave bad reviews on the property which will make selling the property becomes a bit difficult.

This is same withb underpricing the property this one will make you lose money because you might be selling it below the actual price that you should be selling it so the best bet will be selling your property at a competitive price.

One major mistake I see a lot of homeowners make while selling their property is they seem to give away a lot of money as brokerage commission or real estate agent fees. Sometimes, these homeowners do not even know the true value of their property and tend to believe whatever the broker says and seem to sell in the conditions set forth by the real estate broker. Therefore, if you want to sell your property, always hire an expert for a house inspection and let the professional evaluate the true price of your property. Only then start negotiating with a broker. Sometimes you do not even have to contact a broker, you can directly deal with the buyer and save the money you would otherwise give to the broker as a commission. In order for this to happen, you will have to advertise your property in a real estate website/newspaper.
