It is always good to get all your documents when you purchase your property unless it is otherwise stater thay you don't need such a document. This is why it is sometimes expedient to have your real estate agent with you so that you can make most of the hiring services of the agent.

The agent should be able to let you know all the documents that you need to get for your property.

One document you would need to get for your property is always the grant deed which is also known as limited warranty deed

So this special deed, can be described as a legal document used to transfer real estate between the grantor and grantee I e the previous owner and a new owner

For a grant deed to be valid and legal then the following must be put in place

The previous owner being the grantor has never transferred the property to anyone else before this time of new purchase and the property was never encumbered when the previous owner had the title unless stated as in the deed so that the new buyer ve aware

The grant deed need to always be in writing and have both the names of the seller and the new buyers.
