Terminologies such as land, real estate and real property are mostly interchanged but their difference is quite clear.

Land comprises of the part of the earth form the surface to the center of the earth and the air above to the height of trees and elevated structures. Land has characteristics ranching from immobility, indestructibility, uniqueness and the fact that each parcel of land differs with geographical locations.

Real estate on the other hand, comprises of land plus any
Man made permanent structures. Whatever addition made to landed properties is called an improvement to the real estate and that draws to it additional valuation.

In addition, real property differs from the other two discussed above, by the rights allocated or inherent to it's ownership or usage.
