The best tenants are loyal, have a high level of care and concern for your property, and will pay their rent on time. If you have lost a tenant because of poor service or late payments, it is important to find out why this happened and how you can prevent these issues from occurring again. There are many things that can be done to keep your tenants happy and satisfied with their stay at your property.

Here are some tips that can help:

1. Use a professional tenant screening service to make sure you aren't letting in someone who may damage your property or create problems in the future. This can save you money by keeping out troublemakers who may want to move out after causing problems for you, but it also saves time by eliminating background checks that may take months in some cases.

2. Be transparent about all aspects of the rental process. Make sure all tenants know exactly what they will be getting into before signing up for an application or agreeing to rent space from you. This helps prevent misunderstandings later down the road since there won't be any surprises when the lease agreement arrives in the mail or during a visit from your agent.

3. One of the most important things for landlords is having good relations with their tenants. They need to have an open line of communication with them so that they can get any problems dealt with quickly and efficiently. If there are any problems, then they should be dealt with immediately so that it doesn't become an issue later on down the line when it becomes more difficult to fix the problem properly.

4. It is also important for landlords to make sure that their properties are safe places for people who live in them. There should never be any major issues caused by something going wrong in one of their properties and this means that they should take care of any maintenance issues as soon as possible.

There's a saying that the best tenant will always respect and be loyal to you even when they know you as a bad landlord that victimises them . They will always take care of your properties in their care even when you are not around to monitor it ,
They calls you to report any issues to you first as the owner of the house before they take their own step of action and they apologize when there's issue .
So the tips which you can follow in retaining them is that you too as the landlord should respect them because respect is reciprocal . Let them know you care about their well being and be open minded with them , give room for a close relationship between both of you and always gives them the benefit of a doubt when there's a misunderstanding between you . Provide a good security system for them and a good living environments.
